This is a summary of key deal metrics I've tracked for recent sales of 2-4 unit investment properties in the Denver area over the past 90 days and past year. These can be helpful when trying to evaluate a deal and determine whether it's in-line with current market expectations, or if you have found yourself a really great deal opportunity!
Based on current trends, I would target properties in the Highlands, Westminster, and Arvada as they are offering the best value in terms of Price/Rent ratios for investors. Additionally, as you can see below, Quadplexes are offering the best value, and do not tend to cost all that much more than a Triplex. If you can handle managing an additional unit, I think Quadplexes represent tremendous value in today's market and offer another unit to help you pay your mortgage!
